Never Too Late To Sell

Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is, is it too late to sell? Oh, my gosh. We’re at the end of September? Did I miss the whole thing? So, I don’t think it’s too late to sell personally, ever. I mean, during the holiday months, there are still people out there buying and selling a home. Lots of people generally go off the market for the holidays because they just don’t wanna be bothered, which means the houses that do stay on the market have a better percentage chance of being sold. And somebody is always coming down to see grandma at the holidays and deciding to move.

So, I don’t think it’s ever too late to try to sell your house. But your market may have a different philosophy. What do you feel? So go out there on social media today and talk about, “Hey. Yeah, the several months are gone. But we still have September, October…I’m sorry, October, November, December to get this done. Call me today.” Anyway, go out and make this post. Tag me in it. I’d love to see what you’re doing. And let’s see if we can get some of these last minute sales through the system. Bye-bye.

Ask A REALTOR

Hey, everyone. It’s Bob McCranie with Texas Pride Realty and my realty idea of the day is ask a realtor. So what if we just posted on social media, “I’m a real estate agent. Ask me any question.” Let’s just see what comes back. I think that’d be a great way to get a dialogue started. People may not know that they even have a question about an issue in real estate until you open the door and ask them.

So my realty idea of the day is let’s just put it out there, “I’m a realtor. Ask me a question.” Let’s see what comes back and I would post this across several of my social media. I would do at least Facebook, Twitter, and possibly Instagram on this and see what comes back. Maybe I don’t think this would be good for Pinterest. But just try it and see what comes back to you. And then tag me in the post. I wanna see what your answers are and how much traction you get on this. Ask a realtor day. Let’s come up with any questions they want and let’s come up with the answers to their questions, and be their real estate professional. Bob McCranie, Texas Pride Realty. HOA’s

Hey, everybody. It’s Bob McCranie, with Texas Pride Realty. And your realty idea of the day is HOA’s why or why not?

So a lot of homes, especially new home construction in Dallas, has an HOA, you know, with it. So people are wondering how do I buy a home anymore without an HOA? Well, you have to by an older community. You have to go buy a home built probably before the 1990s to get in a community that does not have an HOA. If you’re living in an apartment or a townhome community you wanna have an HOA, because they’re the ones who maintain the common element. They maintain the roofs, the wall space, the structure, the foundation, things like that. So… And plumbing, windows, things of that nature.

Every HOA is different, there is no standard in Texas for what an HOA has to have, to my knowledge. Every HOA I’ve run into has a different set of rules and a different set of reasons. So talk to your client about what they want in an HOA, or do they wanna live outside of an HOA community. If you live outside of an HOA community you could end up with a purple house next to you or a house that has, you know, Christmas lights up in August. Like across the street from my house. Anyway. But that can happen. If you’re in an HOA community they’ll help take care of that. But you also have to pay fees and you have to deal with the nosy neighbors. So talk about the HOA’s in your area, maybe talk about what they do and what’s best for your clients. Talk about it on social media and maybe ask people on your social media what they think about HOA’s. Anyway, Bob McCranie, Texas Pride Realty. New Construction!

Hey everybody! It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is “New Construction.” I’m getting tongue tangled all over the place. So, new construction. So, I love to go tour new construction homes. Take a lot of pictures. I go interview the new construction rep. They usually are sitting out in their model homes pretty bored over the week. So go on a Wednesday, Thursday, Friday. Maybe go when you don’t think anybody is going to be there. Spend some quality time. Really take excellent pictures, like it was your listing. Go out and focus on new home construction. Look at how it’s being built. Look at the interiors they are doing. Look at the insulation. Look at the way that they are fabricating their homes. So that when somebody says, “Hey, I love this, this, and this in a home”, you already know which builder to go to. Plus you are going to know which builders are giving you the best referrals and commissions. So go out, look at new home construction. Go tour them. Go take pictures and post them all over your social. And I mean everyone of your social medias, post them there. There will be another idea tomorrow. Bye-bye.
