Now clearly I’m a Coca Cola person. I think it shows. I have class and good taste. So, I think they should change the name of the other product to “Is Pepsi Okay?” Because, when I walk in and order a Coke, the worst thing you can say to me is “Is Pepsi Okay?” Because, Pepsi is never okay. But what you’ll find, is that people have strong opinions about this. And this is a velcro post. You want to post this. You want to have a poll on Facebook. You want to post pictures of this on Instagram and maybe on Pinterest or whatever, just have a question: “Is it Pepsi, or is it Coke for you?” And then when people comment back and forth, be involved in their comments. Post back and forth about what they say. That creates the connection so that later when you post about your open house, they are going to see that. So, today it’s Coke versus Pepsi. Best Parks
Hey, everyone. It’s Bob McCranie. And your realty idea of the day is “Best Parks.” So every city, at least in Dallas, I mean all the suburbs and the city of Dallas have parks. I mean, which ones are the best? And which ones are the best for what? So we have some parks have a good for hiking and biking. We have some parks that are good for kids. We have some water parks that are kinda like splash parks. Splash parks are the new way of doing a pool, I guess. So which ones are out there for you?
We also have nature preserves, we have hiking trails, we have all sorts of things in our parks and recs. Now the other thing you might do is if you’re in your city you want you might go interview the person who’s in charge of the parks department for your city. Talk about what their future expansion plans are, maybe where are they going to put the next kid’s park? What equipment are they seeing that they’re gonna phase in or phase out? What is it that they’re doing in the future with their pools? Parks are an important part of every city. Let’s talk about them and tell people where the best ones are. Bob McCranie. Family Reunions
Hey, everybody, it’s Bob McCranie with Texas Pride Realty, and your Realty Idea of the Day is family reunions. We all love nostalgia. So, there’s two or three ways you can take this assignment. You can do, actually, “Hey, we’re having a family reunion. Where’s a good place to have one?” Two, you can go back through some old photographs and find Aunt Gertrude or whoever it is, Uncle Bill, and post some pictures of how people looked in the ’70s, pictures of the cars, pictures of the hairstyles. You know, the women had the big hair. The men had the buzz cuts or the long hair, the hippie, you know, whatever. Post something about nostalgia. Post something about family and reunion and bringing people back together. Invite people to post their memories of their family reunions and make it a collaborative thing.
So, today’s assignment is family reunions. Go out and talk about either having one soon or maybe talk about the ones you’ve been to in the past and show some pictures. Anyway, there’ll be another Realty Idea of the Day posted tomorrow. Take care. Bye-bye.

Now, you take that exact same thing, make a video of your own, post it on your social, and ask people in your area for a referral. Now, if they’re not licensed, you can’t offer them a commission, that makes sense, but you can say, “Hey, I live my whole career off of the referrals of friends and neighbors and past clients. Would you please send me just one person who’s looking to buy or sell a house?” Go ahead and make the ask. So many people in life don’t ask for the business. Don’t be one of those people.

Songs from Graduation!
Hey, everyone, it’s Bob McCranie with Texas Pride Realty, and your Realty Idea of the Day is “Songs from the Year you Graduated High School or College.” So, everyone loves nostalgia. If you post a question on your social, you will get lots of answers, and of course, our interactions are based on them answering the question and then you answering back.
So, you’re going to ask the question, “What was your favorite song from the year you graduated?” They’re going to post a response. You’re going to respond to that response. That creates the Velcro so that later on, when you post about your open house or your new listing, Facebook goes, “Wow, they like to talk. They’ve talked about these other topics. Let’s show them the open house. Let’s show them the new listing.”
So, these are kind of Velcro posts that you’re going to do. Favorite song from the year you graduated, maybe it’s your favorite song of the summer. Maybe it’s favorite song of…whatever it is, you pick a category, but ask questions, and then get the responses, and then respond to the responses.

Up & Coming Neighborhoods
Hey everyone, it’s Bob McCranie and your Realty Idea of the Day is “Up and Coming Areas in your Town.” So, I live in the Dallas-Fort Worth area. And one of the new up and coming areas is off of a highway called 380. So it’s way out of town. But it’s where all the new construction is going, because that’s where the land is available. Where are the up and coming areas of your town? Now in your area it may also be a development that has gone through some transition. Maybe there is a part of town that, like we have parts of Oak Cliff, where Oak Cliff is always in transition. Because, parts of it were built in the ’40s, ’50s, and ’60s, and things churn. People go buy them, they renovate. Or they tear down and they build new. So, East Dallas is kind of the same way. What is it in your area? Where are the up and coming trendy areas? Like I said, they can be trendy, or they can be where it’s kind of a niche community. It’s kind of a place where avant garde people are living. Where is the up and coming area in your town? Exterior Paint!
Hey, everybody. It’s Bob McCranie with Texas Pride Realty, and let’s talk about exterior paint.
So your realty idea of the day is to talk about exterior paint. What are the popular colors? And if you don’t know, go down to your local Lowe’s or your Home Depot or Sherwin Williams or wherever, and ask the people who mix the paint, “Hey, what are you mixing the most of these days?” If somebody lives in a nature way or a historic home community, they may have limited color choices. If they don’t, then they can paint their house purple or pink or bright green or any other thing they want to, which is great because they’re expressive and that’s wonderful. But all the neighbors around you are like, “Really? Why are you doing that?”
So let’s talk about home exterior colors and let’s talk about the colors that sell. So obviously, a more neutral-colored home is gonna sell faster than one that’s chartreuse or bright blue. So let’s talk to our sphere about exterior paint, maybe even post a couple of pictures of some traditionally painted houses and some brightly-colored houses, see which one everybody picks.

New Places To Eat
Hey, everybody. Bob McCranie with Texas Pride Realty, and my mind is always on food. So today’s “Realty Idea of the Day” is new places to eat in town. I know the City of Carrollton where I live, they publish a list of new restaurants that have just gotten a new city permit. So if there is 10 or 20 or 2 new restaurants in town, let’s talk about them. Let’s profile them, let’s talk about them through our sphere. Let’s find their Facebook page and their Instagram and chat them up and tag them in posts.
Here’s what I like to do. I like to give people a really good review. If the place is awful, I’ll intend just not to post about it. But the place is amazing, I’m gonna say something. And if it’s in the middle, I’ll say something nice. So if people wanna post nasty stuff, there’s Yelp for that but I would prefer to have, at least in my blog about my city, nothing but positivity there.
So anyway, Bob McCranie, let’s go find the new places for food and let’s go eat because I’m hungry. Historic Parts of Town
Hey, everybody. It’s, Bob McCranie, with Texas Pride Realty. And your realty idea of the day is historic places in your town. So, every town has a history, let’s find out what ours is. Let’s talk about the first neighborhoods, the first settlers. I bet your street names, you may not know this, are named after the first settlers in your town. Now, I live in Texas, so there’s a lot of Texas history built into our cities. Some cities have towns…I’m sorry, have roads that are named from this destination to this destination road, which I’m like, “Just use some imagination, let’s have some better names here.”
So, find out the history of your town, talk about the historical districts, where the oldest homes are. Maybe the homes in those districts are zones so that they can only be painted or styled in a certain way. So talk about the history of your town, teach people what it’s like to live in your area.
