New Places To Eat

Hey, everybody. Bob McCranie with Texas Pride Realty, and my mind is always on food. So today’s “Realty Idea of the Day” is new places to eat in town. I know the City of Carrollton where I live, they publish a list of new restaurants that have just gotten a new city permit. So if there is 10 or 20 or 2 new restaurants in town, let’s talk about them. Let’s profile them, let’s talk about them through our sphere. Let’s find their Facebook page and their Instagram and chat them up and tag them in posts.

Here’s what I like to do. I like to give people a really good review. If the place is awful, I’ll intend just not to post about it. But the place is amazing, I’m gonna say something. And if it’s in the middle, I’ll say something nice. So if people wanna post nasty stuff, there’s Yelp for that but I would prefer to have, at least in my blog about my city, nothing but positivity there.

So anyway, Bob McCranie, let’s go find the new places for food and let’s go eat because I’m hungry. Anyway, go find the new places, talk about it on your sphere, and ask people where they like to go and eat in your town. Take care. There’ll be another “Realty Idea of the Day” posted tomorrow. Historic Parts of Town

Hey, everybody. It’s, Bob McCranie, with Texas Pride Realty. And your realty idea of the day is historic places in your town. So, every town has a history, let’s find out what ours is. Let’s talk about the first neighborhoods, the first settlers. I bet your street names, you may not know this, are named after the first settlers in your town. Now, I live in Texas, so there’s a lot of Texas history built into our cities. Some cities have towns…I’m sorry, have roads that are named from this destination to this destination road, which I’m like, “Just use some imagination, let’s have some better names here.”

So, find out the history of your town, talk about the historical districts, where the oldest homes are. Maybe the homes in those districts are zones so that they can only be painted or styled in a certain way. So talk about the history of your town, teach people what it’s like to live in your area. For Sale By Odor

Okay, everybody, Bob McCranie with Texas Pride Realty, and today’s idea, wow what a stinker ha.

Today’s “Realty Idea of the Day” is for sale by odor. Let’s talk about when you’re selling a home and it smells really bad, how we counsel our sellers to remedy that. Let’s talk about how carpets and any fabrics in the home hold the smoke smell. Let’s talk about how carpets and flooring hold pet odors from, you know, pet urine and problems that the pets have had in the house.

Let’s talk about when they change their carpets and their flooring, that they need to seal the subfloor with a paint or something to keep the odors that have gone into the concrete or the wood sealed away. Let’s talk about the fact that people go, as the commercials say, they go nose-blind. They don’t smell it. They don’t think their house smells like an ashtray. They don’t think their house smells like 15 cats.

We have to be honest with people and talk about for sale by owner houses, and how that’s just not going to happen and it’s not going to be really good for them.

So anyway, Bob McCranie, Texas Pride Realty. Please don’t put like 17 Glad things on the wall and try to cover it up because we just see all the air fresheners, and we know better, and we can still smell it.

Up & Coming

Hey, everybody. It’s Bob McCranie, with Texas Pride Realty. And your realty idea of the day is Up and Coming areas in your town. So, there’s always a cycle of development, appreciating values, declining values, renovation, or revitalization. Every community has that parabola, being new, being at their apex, starting to decline, and then having to go through revitalization. So, where are the areas in your town that are about to have to go through revitalization? Where maybe the values of the homes are depressed because the neighborhood needs some cleaning up?

So, people love to give in on that and they love to be part of that community growth and revitalizing it, and having their home be a place of pride in their community because they’re willing and the first to change the landscape and they repaint. And it also makes the area more affordable. So, and people in those areas, tend to have more appreciation because as the neighborhood revitalizes, it’s great for home values. ManiPedi

Hey, everybody. It’s Bob McCranie, with Texas Pride Realty. And your realty idea of the day is Mani-Pedi. Now, the guys out there may be going, “Oh, I don’t want to talk about that.” But, do you know nail salons are a multibillion-dollar industry in this country and others? So, if you have people moving into your area, let’s show them the best place to get their nails done. Let’s show them the best day spa, let’s show the best nail techniques that are out there. Again, we’re not selling a three-bedroom, four-bath house, we are just selling the lifestyle of how people will live when they move to your community.

And, trust me, there are a lot of guys out there getting their nails done too. Because everybody loves a really good hand massage and a really good foot massage. So Mani-Pedi places, nail salons in your area, day spas, let’s cover them, let’s take pictures, and let’s post them out to our sphere of influence, and teach people what it’s like to live in your town. Granite Stores

Hey everybody, let’s take it for granted. Yeah, that didn’t work well. I was gonna say, “Let’s take it for granted, but it’s granite.” Anyway, Bob McCranie, Texas Pride Realty. You’re realty idea of the day is, let’s go tour the granite store.

Let’s go look at the stones that can be used for countertops in your kitchens, bathrooms, wherever it is you need a countertop installed or use a marble or stone. Let’s go talk about that. Sometimes you can use it on flooring.

There is, at least, 10 granite places that I know of in the Dallas-Fort Worth area that I could get to in 20 minutes. Let’s go look at the different types of stone, why some stone is more expensive than others. I know the granite stores that I go to, they grade them like, you know, the least expensive to the most expensive.

Probably, it’s because it’s harder to mine. You know, if you are an environmentalist, you can talk about the environmental impact of mining so much granite and stone and is granite still something that everybody wants in their kitchen?

Around here, everybody wants it, but maybe there’s a new product. Anyway, let’s talk about granite today. Let’s go to the granite store, take a lot of pictures, post them, put them on maps because Google Maps is the thing.

Photo Websites

Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is photo websites.

Now, probably about, what, 9, 10 years ago, you had things like Photobucket and Flickr, and you could upload your photos and make albums. And that was before Facebook really came along and made their own albums. Now, everything is albums and photos and stuff. You have Pinterest. You have Tumblr. You have Instagram. There’s probably a hundred I’m not thinking of. There’s scrapbooking and things of that nature.

So let’s talk about photo websites. Maybe we can go out on each of them and give a sample. Maybe we can do a little video online demonstration. Let’s talk to our sphere about where to post pictures. And let’s also talk to our sphere about taking pictures of their home every year for insurance purposes and just to remember what the house looked like eight years ago. Every year, on a certain day, maybe you remind people, “Go take pictures of everything in your house. Don’t try to clean it up because, God forbid, if there’s a fire or a problem, you’ll actually wanna remember what things were there. And if you clean it up, you won’t know.”

Washers & Dryers

Hey, everybody. It’s Bob McCranie with Texas Pride Realty, and yesterday we talked about refrigerators. But, today’s Realty Idea of the Day is washers and dryers. So, a lot of them are really expensive, but the most efficient ones are worth it.

We need to talk about what’s the difference between a top load and a front load. What are the struggles with each? Ask people. Have a poll. Hey, do you like your front-loading system, or do you like your top loading system? Do you have stackables? Is that something that’s trending in your area? This would be something that would be great as a question to your sphere, to ask which one do you like? What do you prefer? What brands do you like?

Also, again, if you’re at the appliance store like we talked about yesterday with refrigerators, go down there and look at the different models. A lot of them have gotten really high tech. The water levels are different, they save water now. Obviously, you have the pods. Instead of just dumping in the Tide Power, you have pods and stuff like that.

Hunger

Hey, everybody, it’s Bob McCranie, with Texas Pride Realty. And your realty of the day is hunger. Now, normally we do hunger and food drives around Thanksgiving because that’s when people think about it. Hunger exists throughout the rest of the year. There are those who are less fortunate than us. I suspect that everybody watching this video probably we don’t have to worry about where our next meal is.

So let’s talk about hunger in the heat of the summer and every other day of the year. I’ve got a couple of friends. They volunteer food banks or they volunteer at the kitchen. I’ve got one colleague of mine in the real estate industry, they make sandwiches every Saturday, just tons of bread and peanut butter, and they give them out to the homeless. Let’s talk about charities that need food right now. Let’s talk about places people can donate because people would rather give cash right now than run to the store and buy, you know, 27 canned goods. Or maybe they’ve got something in the pantry. Become a source for information in your neighborhood. Become the media expert. We can talk about this on any of the social medias, but this particularly would be good probably for Facebook. So let’s talk about hunger drives and food drives and ways to take care of our neighbors in our city. Take care. Bye-bye.
