Hey, everybody. Bob McCranie with Texas Pride Realty. And your realty idea of the day is one that we all go through with our buyer or our clients. Showers versus tubs. Are tubs necessary anymore? If you don’t have small children, that’s a really good question. So, some people love to soak in a tub. I don’t have statistics on it, but I would probably say it’s maybe 10% of the population. I’m totally pulling that out of the air. So, maybe we run a poll. Maybe we run a poll on Facebook and any of our social media. Do you want a tub in your next house or a shower? And let’s find out is the tub coming into style, going out of style? Some people love the foot tubs. I don’t like them because I like to shower and when you’re in one of those, the shower curtain moves in because the air pressure from the shower, don’t like it. So, there are a lot of fancy showers out there with all the different nozzles and heads and things like that. So, let’s talk about showers versus tubs and see what our sphere is wanting. And frankly, if they don’t like their bathroom, let’s go sell them a new house. Talk to you later. Bye-bye.

Recycling
Hey everyone! It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is “Recycling in Your Area.” So, recycling is something that is huge. And it needs to be. And it is an industry unto itself. But, we need to know how recycling works in our area, what products are actually recyclable. Different cities, at least in Dallas-Fort Worth, different cities have different styles or different things that they do recycle. Some will take one through six. Some will take only one through four but not… You know. They have ideas, they have rules about what they will and won’t take. So, one thing that you do would be to talk about where you could recycle things that may be unusual. Like prescription drugs. There are places that you can take prescription drugs. Don’t flush them down the toilet. They get in the water system. Take prescriptions drugs back to this, you know, one location. They will take care of them. Paint. Paint is another thing you can’t just throw away. You have to recycle it. It has to be recycled in a certain way. So, you need to find out where that would go. Let’s talk about recycling in your area today. Bob McCranie. There will be another Realty Idea of the Day posted tomorrow. Bye-bye.
Plantings for the Fall
Hey, everyone. It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is plantings for fall.
So now is the time to be considering what you need to put in the ground for your fall harvest. Obviously, we’re gonna be having our pumpkins and everything like that. There’ll be most posts about that coming up. But what is it that we need to put in the ground now so that it’ll be ready for winter or will come back up in the spring?
So if you live in a colder zone, I know there are planting protocols you need to do to have things in the ground now for spring flowers. I know that you can put some bulbs in the ground now so they’ll be ready for the spring.
I’m not a gardener. I will admit this. But there are organic gardening sites for each zone of the country, each area of the country, each temperature zone that you can go out and reference and talk to people about what they could do to their yard to be ready for next spring. Now’s the time to get the fall plantings in.
Take care, Bob McCranie, there’ll be another Realty Idea of the Day posted tomorrow. Bye-bye.
Location Location Location
Hey, everyone. It’s Bob McCranie with Texas Pride Realty and our Realty Idea of the Day is location, location, location. I just did times three, but you get my point.
So what’s the most important part of real estate? Well, the old adage being location, location, location. Obviously, there’s price point and style and other elements. But let’s talk about… Earlier, we had a post about what were the up and coming areas. Maybe we can talk about where the areas are that are most effective for commuting. Maybe there are areas that are most effective for the trendy social life. Maybe there are some areas that are best for schools. We can pick different areas in our city and talk about why each of them has the specific location for a different sort of buyer.
So profile the neighborhoods, profile why this neighborhood might be best for a certain type of buyer. Never describe the person, always describe the neighborhood that should buy there so we don’t get in equal housing problems.
Bob McCranie, there’ll be another Realty Idea of the Day posted tomorrow. Bye-bye.
Pet Adoptions!
Hey, everyone. It’s Bob McCranie with Texas Pride Realty and our Realty Idea of the Day is pet adoptions.
So there are two or three ways we can take this. One, we can feature the website of a local pet shelter and feature some of the animals who really desperately need a home. We can actually go to those shelters and maybe make a video of us holding each of the animals and how much this dog is so cute and this kitty is so cute, whatever. Or we can go and host a pet adoption at our place of business. I know a couple of brokerages around me here, they have pet adoption days at their brokerage on Saturdays.
Come out, adopt a pet, spend some time… Do you have a pet-friendly office? Do you need a cat for your office? Do you need whatever? Maybe there’s somebody who would help with adoptions.
The other thing you could do is ask the different adoption facilities, do they need food, do they need donations, do they need people to just come, you know, work with the pets and be there.
Anyway, Bob McCranie, pet adoption, super important in your area. Take care. Bye-bye.
Home Office
Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is “Home Office Needs.” So many people in the workforce these days work from home. I’m in my home office right now. But as we’re touring new construction homes or we’re touring existing homes, let’s talk about the best things that people need in their home office. Now, is it a standing desk, like I have? Is it a seated desk? Is it built-in bookcases? Is it the best internet wired into the home? Is it having a really strong internet router? What is the best thing for you to have in your home for working from home?
So let’s ask questions too, let’s not presume. Let’s ask people who work from home, you know, this can be a great poll question on Facebook. What is it you want? And what is it you look for in a home office? What would be the best thing for you? Is it printing capabilities? Is it pre-wired? Is it storage? What is it that would make an amazing home office for you? Being right next to the UPS Store would be great for me but unfortunately not. Anyway, Bob McCranie, Texas Pride Realty. There’ll be another realty idea of the day posted tomorrow.
Grocery Stores
Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And today’s realty idea of the day is “Grocery Stores.” So there’s been a lot of talk in some urban parts of Dallas, and other cities I’m sure, there are what they call food deserts. There are no grocery stores within five miles of the homes that are built there. Maybe the area is economically depressed, for whatever reason all the grocery stores have flown from that part of the city. Excuse me, so we can talk about one, your favorite place that’s around you to go grocery shop. You can talk about the higher end grocery stores if you want to go to a Whole Foods, or something like that. You can also talk about areas where there’s maybe a mom and pop grocery store. Here there’s a lot of ethnic grocery stores. There’s a there’s a huge Korean market and Chinese market and Indian markets. There are sublets of different cultural grocery stores around here too. So talk about grocery stores, talk about how grocery stores build a community. Talk about how communities are served by having food and groceries nearby. Talk to you tomorrow. There’ll be another realty idea of the day posted here.
Window Replacement
Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is “Window replacements.” So if you own an older home, you may have single pane windows, you may have some double pane windows that are fogged. Unless you have a brand new home you don’t have the latest state-of-the-art low E amazing windows. So window replacement is expensive. I will admit that. So go out and go to the Home and Garden Show or go interview some window replacement companies and find out what the trends are, whether your area is having any discounts, whether there’s anything about your area that is particular to windows.
Like out here we have excessive heat, does that help void the windows faster than excessive cold? Don’t know. That’s a good question to ask. So right now I know there’s double pane windows. I’ve heard there’s triple pane windows out there as well. Obviously, you have the low E energy efficient windows, go out and find out more about windows post about it and become a resource for your sphere of influence. Talk to you tomorrow. There’ll be another realty idea of the day posted here. Bye-bye.
Foundation Repairs
Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is “Foundation Repairs.” So if you live in a pier and beam house or a slab foundation house, I honestly I don’t know if you have this problem with houses with basements, but in the two that I just mentioned you’re going to have issues with foundation over time especially in Texas. We are built on a clay soil and that soil will shift depending on how much moisture is kept in the soil and, you know, how well the builder did building the foundation. So we want to talk about foundation repairs, structural engineers, having a structural engineer report run before you buy home and talking about foundation repair companies and the pitfalls people can run into with those. So you want to have a foundation company that has a lifetime transferable warranty. You wanna know the terms of that transfer. Some of them say, “If you don’t transfer it in 30 days after selling the house, the warranty is void” So let’s talk about foundation repairs, the best companies out there. Bob McCranie. There’ll be another realty idea of the day posted tomorrow.
Dog Days of Summer
Hey, everyone. It’s Bob McCranie. And your realty idea of the day is the “Dog Days of Summer “So this can go many directions. Let’s talk about one, our pets being out in the heat, maybe we can talk about pet rescue, maybe we can use dog days of summer in some sort of way to benefit our pets and in the pet charity so we love. We can also talk about the actual origin of the word, origin phrase “Dog Days of Summer” is apparently when the constellation Sirius comes up in the sky, which is a dog. So they call it the “Dog Days of Summer” because that’s when the constellation appear.
It’s also associated with the hottest, meanest, grumpiest time of summer. So this will be middle of August and it will be hot. So let’s talk about one, keeping people cool, being sure their air conditioner is still working. We talked about that before. Let’s go out and talk about our pets being cool. Let’s use the “Dog Days of Summer” anyway we want to and make big posts about it. Take care. Bye-bye.
