HOA’s

Hey, everybody. It’s Bob McCranie, with Texas Pride Realty. And your realty idea of the day is HOA’s why or why not?

So a lot of homes, especially new home construction in Dallas, has an HOA, you know, with it. So people are wondering how do I buy a home anymore without an HOA? Well, you have to by an older community. You have to go buy a home built probably before the 1990s to get in a community that does not have an HOA. If you’re living in an apartment or a townhome community you wanna have an HOA, because they’re the ones who maintain the common element. They maintain the roofs, the wall space, the structure, the foundation, things like that. So… And plumbing, windows, things of that nature.

Every HOA is different, there is no standard in Texas for what an HOA has to have, to my knowledge. Every HOA I’ve run into has a different set of rules and a different set of reasons. So talk to your client about what they want in an HOA, or do they wanna live outside of an HOA community. If you live outside of an HOA community you could end up with a purple house next to you or a house that has, you know, Christmas lights up in August. Like across the street from my house. Anyway. But that can happen. If you’re in an HOA community they’ll help take care of that. But you also have to pay fees and you have to deal with the nosy neighbors. So talk about the HOA’s in your area, maybe talk about what they do and what’s best for your clients. Talk about it on social media and maybe ask people on your social media what they think about HOA’s. Anyway, Bob McCranie, Texas Pride Realty. Plantings for the Fall

Hey, everyone. It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is plantings for fall.

So now is the time to be considering what you need to put in the ground for your fall harvest. Obviously, we’re gonna be having our pumpkins and everything like that. There’ll be most posts about that coming up. But what is it that we need to put in the ground now so that it’ll be ready for winter or will come back up in the spring?

So if you live in a colder zone, I know there are planting protocols you need to do to have things in the ground now for spring flowers. I know that you can put some bulbs in the ground now so they’ll be ready for the spring.

I’m not a gardener. I will admit this. But there are organic gardening sites for each zone of the country, each area of the country, each temperature zone that you can go out and reference and talk to people about what they could do to their yard to be ready for next spring. Now’s the time to get the fall plantings in.

Mom & Pop

Hey, everyone. It’s Bob McCranie with Texas Pride Realty and our Realty Idea of the Day is mom & pop shops.

So we all know the chain stores that are around us. We all have, you know, Old Navy and The Gap and whatever, Target, and all these…and they’re great. These places are great, don’t get me wrong. But what about the mom & pop shops in our community, the ones that have maybe been around 20 years, quietly in the same little store location, just eking out a living? Or maybe doing really well, who knows? Maybe I’m wrong.

Let’s go find the mom & pop shops in our area. Let’s find the diners. Let’s find the off brand, not quite…you know, unless you’re from here, you don’t know the people. You don’t know who runs the shop. Let’s go look for those shops in our area and go interview the owners and do a little profile piece and tell people about this great shoe store or this great toy store or whatever it is. Maybe it’s a popcorn store. Maybe it’s a fountain shop, soda fountain shop.

Go find the mom & pop in your area and talk about it. Bye.

Washers & Dryers

Hey, everybody. It’s Bob McCranie with Texas Pride Realty, and yesterday we talked about refrigerators. But, today’s Realty Idea of the Day is washers and dryers. So, a lot of them are really expensive, but the most efficient ones are worth it.

We need to talk about what’s the difference between a top load and a front load. What are the struggles with each? Ask people. Have a poll. Hey, do you like your front-loading system, or do you like your top loading system? Do you have stackables? Is that something that’s trending in your area? This would be something that would be great as a question to your sphere, to ask which one do you like? What do you prefer? What brands do you like?

Also, again, if you’re at the appliance store like we talked about yesterday with refrigerators, go down there and look at the different models. A lot of them have gotten really high tech. The water levels are different, they save water now. Obviously, you have the pods. Instead of just dumping in the Tide Power, you have pods and stuff like that.

Patios & Backyards

Hey, everybody. Bob McCranie, with Texas Pride Realty. And your realty idea of the day is Patios & Backyards. So, everybody wants a house that has an amazing backyard. A lot of people want outdoor kitchens now. Let’s talk to our sphere and ask them, in your backyard, would rather have an outdoor kitchen, or a pool, or both? What would you change about your house in the backyard? Let’s talk about what it is they’re looking for and then let’s go sell it to them. Or let’s find them somebody who can actually make that for them, and maybe we can show them the equity in their home that would allow them to afford that.

So let them dream, let’s talk about patios, backyards, porches, swimming pools. Let’s just talk about that space that’s behind your house and see what people want to do with it. And then, let’s be part of fulfilling that dream. This would be a great thing to do on Pinterest or on any pitcher or any sites, so that people can see other ideas of what’s happening in their neighborhood and pick something they like. Hunger

Hey, everybody, it’s Bob McCranie, with Texas Pride Realty. And your realty of the day is hunger. Now, normally we do hunger and food drives around Thanksgiving because that’s when people think about it. Hunger exists throughout the rest of the year. There are those who are less fortunate than us. I suspect that everybody watching this video probably we don’t have to worry about where our next meal is.

So let’s talk about hunger in the heat of the summer and every other day of the year. I’ve got a couple of friends. They volunteer food banks or they volunteer at the kitchen. I’ve got one colleague of mine in the real estate industry, they make sandwiches every Saturday, just tons of bread and peanut butter, and they give them out to the homeless. Let’s talk about charities that need food right now. Let’s talk about places people can donate because people would rather give cash right now than run to the store and buy, you know, 27 canned goods. Or maybe they’ve got something in the pantry. Become a source for information in your neighborhood. Become the media expert. We can talk about this on any of the social medias, but this particularly would be good probably for Facebook. So let’s talk about hunger drives and food drives and ways to take care of our neighbors in our city. Take care. Bye-bye.
