I am so proud to run Texas Pride Realty Group. Additionally, I am a Real Estate Business Coach at Tom Ferry International, the largest-real-estate specific coaching company in the world. I coach agents in the US and Canada, and have coached clients in Australia, New Zealand, Brazil, and Switzerland. I also have knowledge of the UK and Irish markets.

Opening Texas Pride Realty was always a goal of mine and I am working night and day to be sure it is successful. The best way to do that is to be sure clients are satisfied and agents are busy. What better legacy could someone leave in this industry than a group of well-trained, high-quality brokers who do your job better than you?

Insurance Issues

Hey, everybody, it’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is homeowners insurance. I can’t talk. Homeowners insurance is an important thing. So in Texas, and this is where I want you to have an insurance person be on your video with you or interview an insurance person for this one. In Texas, there’s an A policy and a B policy. A policy is what we’re all used to. Your home is insured for everything except for acts of war. Policy B is you’re insured for fire, theft, and tornadoes. You’re not insured for anything else. So here we have an inclusive policy, that’s the policy A, and an exclusive policy, which is policy B. I would want to have an insurance guy talking about this because he’s gonna know more than me and I would sit through and interview them and then send it out to my sphere and send it on my social media and advertise for both of us. Talk to your insurance people, ask them what the best sort of policy is, make some videos about it, post it to social media, be the informed person in your circle. Take care. Bye-bye.

Favorite Part of the Season!

Hey everybody, its Bob McCranie with Texas Pride Pride Realty, and your realty idea of the day is, “Ask people what their favorite part of the changing season is.” So, for some people, it’s the pumpkin spice latte, which I can still never say with a straight face. I don’t drink coffee, but everybody loves pumpkin spice latte, so…or pumpkin spice biscuits or pumpkin spice whatever. Pumpkin becomes everything. What is your favorite part of the holiday? Maybe you share what your favorite part is or you just go out there and ask. Put out a poll and say, “What is your favorite part of the changing season? Now, the reason we’re doing this, it seems it has nothing to do with real estate, it has everything to do with real estate because what we’re doing is we’re building the connectivity. Always be asking questions. When somebody answers the question, answer back. Always be responding to questions. Don’t just go like, respond, respond, respond. That way when we are talking about, you know, the change of the season, the autumn leaves, whatever, Facebook goes, oh my gosh, these people like to talk and then when you post an open house it’ll show up to them. Autumn Leaves

Hey, everyone, it’s Bob McCranie with Texas Pride Realty and your realty idea of the day is autumn leaves. Now, if you live in the New England area or you live up on the northern part of the country, your autumn leaves are probably starting about now, so you should probably get out there and tell people where they should go and watch the autumn leaves, where’s the best place to get those vantage shots of the wide field of colors or the mountain ranges changing.

I live in Texas, so we’re gonna get a week and a half of autumn leaves and then they’ll be done. So, we won’t know exactly when that’s gonna hit. Probably it’ll be in October, but now’s the time to start posting about the change of season. Start talking about where in your area they can see natural beauty. Out here we have an arboretum that does a really great fall show, but you wanna get to it early because if you go a little later in the season, the fall show’s kind of peaked.

So, anyway, start talking about autumn leaves on your social media. Post pictures. Tell people where to go to get those great shots of their family.

Labor Day

Hey, everyone, Bob McCranie with Texas Pride Realty and today, if I timed this right, should be Labor Day. So, you’re thinking to me, “Bob, I don’t want to work on Labor Day. I’ve worked so hard, I don’t wanna work.” Today is the day where most everybody is sitting around the house doing this with their phones. Be in front of them. Get on your social media, get on every one of them you can and start doing some posts and get in front of people while they’ve got their brain focused on their thumbs, okay?

National holidays are not a day off for real estate agents. Get on your social media. Now talk about Labor Day. Talk about maybe whatever you want to about like what you’re doing, your party, your barbecue, just lounging at home, or out showing houses and prospecting. But today get in front of them because they’re available so let’s not take today off.

State Fair

Hey, everyone, it’s Bob McCranie with Texas Pride Realty and your realty idea of the day is the State Fair is coming up. So, if you’re not from Texas, in Texan Dallas, we have the State Fair. It comes in the middle of September, but now is the time to be planning what week you wanna go, how to get your discount tickets. There’s always fried foods and different things with the fair, different contests. So talk about what was your favorite fried food from last year. Like, they do fried Oreos, and fried hotdogs, and fried butter. Butter, why? I don’t know.

Anyway so it’s always a fun time and start talking about it now. Maybe you can plan an event with your sphere to go to the State Fair together, and that would be really cool. It’d be an outing. So, I’m gonna steal that idea. That’s a great idea.

So, what if you talked about on your social media about the State Fair? Maybe post some pictures from before that you’ve gone, and talk about going again today or this month as a group.

Flu Shots?

Hey, everyone, it’s Bob McCranie with Texas Pride Realty and your realty idea of the day is flu shots. So, it’s autumn and it’s the time that flu shots are being given out. There are so many locations giving them, but this is a good time to reach out to your sphere. One, mention all the locations where the flu shots are being given and, two, ask people, do they get them. There are some people who are impacted by having a lowered immunity. There are some people who don’t believe in flu shots or immunizations. I wouldn’t necessarily wanna be the subject matter expert, but I would certainly start the dialogue and see what people think.

So, flu shots, maybe have a list of where they can go. Maybe you have a little grouping and you say, “You know what? Let’s go get our flu shots together and that way we’ll be there for each other.” Have a great lunch afterward and just get to hang out. This will be a great way to meet up with your sphere.

Anyway, this is Bob McCranie, Texas Pride Realty. Go get your flu shot. I get mine every year. So, anyway post where you can get ’em, maybe have a group meeting about it or group session, and then go out and have a nice lunch afterward.

Recycling

Hey everyone! It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is “Recycling in Your Area.” So, recycling is something that is huge. And it needs to be. And it is an industry unto itself. But, we need to know how recycling works in our area, what products are actually recyclable. Different cities, at least in Dallas-Fort Worth, different cities have different styles or different things that they do recycle. Some will take one through six. Some will take only one through four but not… You know. They have ideas, they have rules about what they will and won’t take. So, one thing that you do would be to talk about where you could recycle things that may be unusual. Like prescription drugs. There are places that you can take prescription drugs. Don’t flush them down the toilet. They get in the water system. Take prescriptions drugs back to this, you know, one location. They will take care of them. Paint. Paint is another thing you can’t just throw away. You have to recycle it. It has to be recycled in a certain way. So, you need to find out where that would go. Plantings for the Fall

Hey, everyone. It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is plantings for fall.

So now is the time to be considering what you need to put in the ground for your fall harvest. Obviously, we’re gonna be having our pumpkins and everything like that. There’ll be most posts about that coming up. But what is it that we need to put in the ground now so that it’ll be ready for winter or will come back up in the spring?

So if you live in a colder zone, I know there are planting protocols you need to do to have things in the ground now for spring flowers. I know that you can put some bulbs in the ground now so they’ll be ready for the spring.

I’m not a gardener. I will admit this. But there are organic gardening sites for each zone of the country, each area of the country, each temperature zone that you can go out and reference and talk to people about what they could do to their yard to be ready for next spring. Now’s the time to get the fall plantings in.

Mom & Pop

Hey, everyone. It’s Bob McCranie with Texas Pride Realty and our Realty Idea of the Day is mom & pop shops.

So we all know the chain stores that are around us. We all have, you know, Old Navy and The Gap and whatever, Target, and all these…and they’re great. These places are great, don’t get me wrong. But what about the mom & pop shops in our community, the ones that have maybe been around 20 years, quietly in the same little store location, just eking out a living? Or maybe doing really well, who knows? Maybe I’m wrong.

Let’s go find the mom & pop shops in our area. Let’s find the diners. Let’s find the off brand, not quite…you know, unless you’re from here, you don’t know the people. You don’t know who runs the shop. Let’s go look for those shops in our area and go interview the owners and do a little profile piece and tell people about this great shoe store or this great toy store or whatever it is. Maybe it’s a popcorn store. Maybe it’s a fountain shop, soda fountain shop.

Go find the mom & pop in your area and talk about it. Bye.

Location Location Location

Hey, everyone. It’s Bob McCranie with Texas Pride Realty and our Realty Idea of the Day is location, location, location. I just did times three, but you get my point.

So what’s the most important part of real estate? Well, the old adage being location, location, location. Obviously, there’s price point and style and other elements. But let’s talk about… Earlier, we had a post about what were the up and coming areas. Maybe we can talk about where the areas are that are most effective for commuting. Maybe there are areas that are most effective for the trendy social life. Maybe there are some areas that are best for schools. We can pick different areas in our city and talk about why each of them has the specific location for a different sort of buyer.

So profile the neighborhoods, profile why this neighborhood might be best for a certain type of buyer. Never describe the person, always describe the neighborhood that should buy there so we don’t get in equal housing problems.
