The question then becomes, is it better for you to do those repairs or should you and I go out and find you a house that has the fabulous kitchen, or has the fabulous backyard, or has whatever it is you’re looking for? Hey, let’s plant the idea that people need to move and buy a home. So this is something we should be doing more and more. Gary Vaynerchuk talks about how we should be the “Electronic mayor of our town.” So you wanna go out and do some video. You wanna take some still pictures. You wanna upload these to Google Maps, by the way, Maps is a platform, get on it. You want to be doing 360 pictures if you can. Go out and interview a local business owner and then put them on your blog. Introduce them to your sphere of influence. Let them know about this great store, this great restaurant. They will love you for it.
So, Bob McCranie, realty ideas per day. Your realty idea is go out and find a business you love and it’ll make everybody else love it too. Be the “Electronic mayor of your town” so that when people move there, they know where to go and what to do. Where is the best Mexican food? Where is the best place to get your cleaning done? Now, we all know that buying a home is your best investment because you’re going to be building equity versus paying for somebody else’s equity in their lease home. But sometimes you just have to. Sometimes you either don’t have the down payment or you’re only going to be living in an area for a short time. Leases are there. So let’s talk about how much it cost to lease a home in your area, what makes a really great tenant if you’ve got a lot of convictions and some bankruptcies, and 17 cats. You’re probably not gonna be a good tenant. So let’s talk about the pricing in the area, the best way to strategize to get your tenant application put through, and maybe what landlords are looking for right now. New Construction Neighborhoods
Hey everybody! It’s Bob McCranie with Texas Pride Realty and your Realty Idea of the Day is “New Construction.” I’m getting tongue tangled all over the place. So, new construction. So, I love to go tour new construction homes. Take a lot of pictures. I go interview the new construction rep. They usually are sitting out in their model homes pretty bored over the week. So go on a Wednesday, Thursday, Friday. Maybe go when you don’t think anybody is going to be there. Spend some quality time. Really take excellent pictures, like it was your listing. Go out and focus on new home construction. Look at how it’s being built. Look at the interiors they are doing. Look at the insulation. Look at the way that they are fabricating their homes. So that when somebody says, “Hey, I love this, this, and this in a home”, you already know which builder to go to. Plus you are going to know which builders are giving you the best referrals and commissions. So go out, look at new home construction. Go tour them. Go take pictures and post them all over your social. And I mean everyone of your social medias, post them there. There will be another idea tomorrow. Bye-bye.
Up & Coming Neighborhoods
Hey everyone, it’s Bob McCranie and your Realty Idea of the Day is “Up and Coming Areas in your Town.” So, I live in the Dallas-Fort Worth area. And one of the new up and coming areas is off of a highway called 380. So it’s way out of town. But it’s where all the new construction is going, because that’s where the land is available. Where are the up and coming areas of your town? Now in your area it may also be a development that has gone through some transition. Maybe there is a part of town that, like we have parts of Oak Cliff, where Oak Cliff is always in transition. Because, parts of it were built in the ’40s, ’50s, and ’60s, and things churn. People go buy them, they renovate. Or they tear down and they build new. So, East Dallas is kind of the same way. What is it in your area? Where are the up and coming trendy areas? Like I said, they can be trendy, or they can be where it’s kind of a niche community. It’s kind of a place where avant garde people are living. Where is the up and coming area in your town?
