Holiday Fire Safety Tips

The holiday season is a time for joy and celebration, but it’s also important to be mindful of potential fire hazards. One of the biggest culprits is the Christmas tree. When choosing a tree, make sure it’s fresh and keep it well-watered to prevent it from drying out. Volunteering

Hey, everyone. It’s Bob McCranie, with Texas Pride Realty.

And your realty idea of the day, is volunteering at seniors centers. Now this is when I talk about a couple times through out the year. We’re coming up on the holidays, seniors are lonely. They don’t have family around sometimes. Maybe they’re not going to see their family during the holidays. Maybe they’re alone.

So go volunteer at a seniors center and maybe take 5 or 20 people from your office there as well. And it doesn’t have to be like, you can go to a senior care facility, but you can also go to the city. Most municipalities now have seniors centers that people go to as a day thing. And you can go there and just kind of help serve lunch, and sit among the ladies and the gentleman, and play cards or whatever. Just have a day where you go volunteer there and go meet people and just say hi.

So seniors centers at the holidays, critical time. Holidays are a time of much joy, they can also be a time of much depression. Go to the seniors centers, help out somebody. Days of Gratitude

Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is one that I see a lot of people do right now. It’s the 22 days or 24 days of thankfulness. Okay? So, there’s 22 days to Thanksgiving, and they post something every day that they’re thankful for. So, you can make it about anything you want to. You can do it in pictures. You know, here’s 24 days or 22 days of things I’m thankful for. You can do it with words each day. Write a little paragraph. Just have something that people begin to expect to see so that every day they expect to see something new from you. And now it’s themed about Thanksgiving. So, 22 days of thankfulness this year and start with being thankful for your clients, being thankful for your family, being thankful for your car, being thankful for whatever it is you’re thankful for. Never Too Late To Sell

Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And your realty idea of the day is, is it too late to sell? Oh, my gosh. We’re at the end of September? Did I miss the whole thing? So, I don’t think it’s too late to sell personally, ever. I mean, during the holiday months, there are still people out there buying and selling a home. Lots of people generally go off the market for the holidays because they just don’t wanna be bothered, which means the houses that do stay on the market have a better percentage chance of being sold. And somebody is always coming down to see grandma at the holidays and deciding to move.

So, I don’t think it’s ever too late to try to sell your house. But your market may have a different philosophy. What do you feel? So go out there on social media today and talk about, “Hey. Yeah, the several months are gone. But we still have September, October…I’m sorry, October, November, December to get this done. Call me today.” Anyway, go out and make this post. Tag me in it. I’d love to see what you’re doing. And let’s see if we can get some of these last minute sales through the system. Bye-bye.

HOA’s

Hey, everybody. It’s Bob McCranie, with Texas Pride Realty. And your realty idea of the day is HOA’s why or why not?

So a lot of homes, especially new home construction in Dallas, has an HOA, you know, with it. So people are wondering how do I buy a home anymore without an HOA? Well, you have to by an older community. You have to go buy a home built probably before the 1990s to get in a community that does not have an HOA. If you’re living in an apartment or a townhome community you wanna have an HOA, because they’re the ones who maintain the common element. They maintain the roofs, the wall space, the structure, the foundation, things like that. So… And plumbing, windows, things of that nature.

Every HOA is different, there is no standard in Texas for what an HOA has to have, to my knowledge. Every HOA I’ve run into has a different set of rules and a different set of reasons. So talk to your client about what they want in an HOA, or do they wanna live outside of an HOA community. If you live outside of an HOA community you could end up with a purple house next to you or a house that has, you know, Christmas lights up in August. Like across the street from my house. Anyway. But that can happen. If you’re in an HOA community they’ll help take care of that. But you also have to pay fees and you have to deal with the nosy neighbors. So talk about the HOA’s in your area, maybe talk about what they do and what’s best for your clients. Talk about it on social media and maybe ask people on your social media what they think about HOA’s. Anyway, Bob McCranie, Texas Pride Realty. Downsizing

Hey, everyone. It’s Bob McCranie with Texas Pride Realty, and I don’t know if you can see the joke on my sign, but today’s realtor idea is people who are downsizing.So, we want to talk to people who have too much house. Maybe their kids just went off to college. Maybe there’s been a death in the family, a divorce, something. They have too much house, and they need a smaller home. So, we can find these people through a variety of ways. One would be by finding out who, you know, on our social media, just had a kid go off to college. Watch for those pictures. Maybe you can see on social media something about their change in family.But we want to find people who are downsizing. They will have a house to sell and a house to buy. So, we might even ask people in our sphere, “Hey. Who do you know that had somebody go off to college?” And then meet those people. “Who do you know that, maybe, has gone through a change of life?” And then go meet those people. Use your social media to find people and ask your sphere to help identify them. “Hey. Put me in contact with these folks. I’d love to help them.”Anyway. There’ll be another post tomorrow. Bye-bye.

New Diners

Hey, everyone. It’s Bob McCranie with Texas Pride Realty. And our realty idea of the day is one I like to come back to from time to time. New diners, new restaurants, new places to go. There’s always a new restaurant opening up. There’s always a restaurant that either didn’t make it or some new concept coming to town. So always go out and be one of the first people to go try it. Read the paper, you know, maybe like city…city I live in they publish. Who just got the new building permits so I know few weeks in advance who’s about to have their grand opening. Go be one of the first people there, talk about it, blog about it, take pictures and if you’re a manager make a video. Talk about the food. Hopefully say something nice hopefully it’s a good place to eat. And be the person to say,” You know what? This place is really great you should go try it” Talk about new diners, talk about new restaurants. Will…will have lots of great food and you’ll have a great time blogging about it. Exterior Paint!

Hey, everybody. It’s Bob McCranie with Texas Pride Realty, and let’s talk about exterior paint.

So your realty idea of the day is to talk about exterior paint. What are the popular colors? And if you don’t know, go down to your local Lowe’s or your Home Depot or Sherwin Williams or wherever, and ask the people who mix the paint, “Hey, what are you mixing the most of these days?” If somebody lives in a nature way or a historic home community, they may have limited color choices. If they don’t, then they can paint their house purple or pink or bright green or any other thing they want to, which is great because they’re expressive and that’s wonderful. But all the neighbors around you are like, “Really? Why are you doing that?”

So let’s talk about home exterior colors and let’s talk about the colors that sell. So obviously, a more neutral-colored home is gonna sell faster than one that’s chartreuse or bright blue. So let’s talk to our sphere about exterior paint, maybe even post a couple of pictures of some traditionally painted houses and some brightly-colored houses, see which one everybody picks.
